The Anointed One's Disastrous Economic Plan, Part 2

In my previous article entitled, The Anointed One's Disastrous Economic Plan, Part 1, I covered the generalities of what Kamala Harris' disastrous economic plan encompasses and focused on what she erroneously calls “corporate price gouging” as it relates to escalating grocery prices. In this, Part 2, I will explain why, I believe, Harris’s plan for the construction of three million new “affordable housing units” over the next four years is not just unsound but unattainable, and one of the means by which she plans to force the “equity” part of DEI down the construction industry's and “We the People's” throat.

Simply, Kamala Harris must know that in no way will three million new homes or rental units be built within the next four years even with her promised $25,000 in down payment assistance for first-time home buyers...or what I call her “buying votes” incentive. And while an incentive might help with the actual builder's “profit margin”...as in the percentage of the ratio of the profit to overhead and building/operating costs... said “incentive” is targeted to folks on the lower end of middle class income, hence less housing will likely be built.

And Harris' plan to “punish” corporate landlords who buy up lots of single-family rental properties or use what's called “algorithmic software” to set prices...an odd thing for the supposed AI czar to say...is foolhardy at best as it would actually decrease the overall housing supply by undermining what's known as the “build-to-rent market.” And this is no matter Harris proposing a $40 billion “innovation fund” expansion of already existing “tax incentives” given to construction companies that build “affordable” rental housing, which by definition is less profitable for builders than it is for them to build larger more expensive homes, thus offsetting any expanded “tax incentives” to some degree.

And it's here where problems arise as still left unsaid in Harris' plan is exactly what constitutes “affordable” renting and to whom specifically said rentals would be “affordable” to. Remember, what's “affordable” rental housing to one person might not necessarily be “affordable” rental housing to another, nor does“affordable” anything in one part of our country mean the very same thing built is“affordable” in another part of the country.

Simply, the word “affordable” is an arbitrary term Harris loves throwing out while not understanding that many different components determine if “affordability” itself for the renter still equates to profits for the builder or not. No reputable builder will build any type of home if little to no profits are made for America's building industry, like the majority of private owned industries, is capitalistic based. Remember, “capitalism” itself is what allows for individual business ownership and opportunities...including what is the opportunity for builders to rightfully profit from their endeavors, hence build what's in their best interests...while at the same time being the process by which the government is able to be kept out of private business dealings. 

Overturn “capitalism” and replace it with socialism...which Harris and her puppet master Obama desperately want...and profits will only be made by government controlled companies and/or individuals who have “sold their souls”...if you will...to the “corporation” that is the federal government...the true purveyors of “corporate greed.”

And as for Harris' promised “tax credit” for companies building “affordable starter homes,” said “tax credit” in no way will offset her and Biden's failed economic policies which directly led to the still  escalating costs of building materials and/or construction workers salaries paid. And this in turn would actually delay the start of building said homes while politicians argue over what actually defines an “affordable starter home.” Remember, once a final and binding definition as to what constitutes such a home is determined, it would still need federal legislation to be passed along with what are required regulations being set into place on individual state and local levels as well. And this very process...a process where all the “i's” are dotted and all the “ts” must be crossed...will likely take years to legally reach not only fruition but also implementation. But no matter because Kamala Harris probably thinks she can just override, or as she calls it “streamline,” any and all processes needed via an executive order (EO).

In fact, even with all the bureaucratic sure to come delays filtered in; even when permits have been applied for and then issued on both state and local levels as needed; the truth remains that while we might see some “starter homes” and “affordable rental units”...units usually geared towards low-income individuals...starting to be built, the actual sustained production levels needed for building three million homes would take more than a mere four years. Simply, in no way what Harris is proposing makes it easier for builders to build...especially when said builders must still meet not only federal, but state and local “codes” and “regulations” as well.

And so, no matter the“word salad” Kamala Harris “joyously” spews out regarding the aforementioned building processes; and no matter how much she alludes to the possibility of overriding what are state, county, and local city government's zoning ordinances already set in place, the fact remains that Harris cannot dictate her own set rules and regulations regarding this or any other type of “permitting process.” Why so...because the holdup to building commencing for any type of home construction usually lies within a local jurisdiction's many rules and regulations, the majority of which are not federal in nature. And with always increasing regulations being placed on less expensive homes than they are on more expensive or even luxury homes, the fewer homes will be built, which is the direct opposite of what Harris' economic plan is trying to get the public to buy into.

In other words, what we in the public call state and local government's “red tape” is the very thing that, at times, not only holds construction projects up, but also tends to dictate what can or cannot be built within a given city's parameter. And this bickering over “red tape” can easily be witnessed by attending ones own “city council or planning and zoning” meeting.

But what Harris also forgets...or simply doesn't know...is that what she is proposing would actually take away a city or town's ability to control how their neighborhoods look and develop in relation to already built and occupied residential areas, thus rightfully angering a lot of voters because, I believe, what Harris is actually proposing is “block busting” on a grand scale.

Why so...because the high density, lower quality, mass produced; “cookie-cutter” style “affordable homes” and “rental apartment units” that Harris is proposing, with its across the board visual conformity now reeks of forced “equity,” albeit at the lower end of the socio-economic scale. And the building of such housing...especially in areas where the new occupants tend to be out of place... will likely result in an overall increase in crime as many, already existing, home and rental projects have proven. And they will also put a strain on existing infrastructure; cause a decline in property values for existing homeowners; and generally lead to a rise in property taxes for said homeowners in an attempt to offset decreasing tax revenues which usually occurs with “affortable housing.”

A recipe for middle class voters to rightfully and angrily feed upon, for it's they who understand the principal of buying what one can afford while not relying on the government to help them buy what they only wish they could afford. Beholding to the government for ones existence is the hallmark of a socialistic not a capitalistic society.

And so the woman who still claims she wants to make it easier for builders to build new housing by citing the 1.2 million new homes having been built last year...or so she claims...still refuses to understand that in order to ramp up production to the three million new homes level would literally take years to happen, and in actuality might never happen. And to make natters worse, Harris has claimed that there are now numerous “federal lands eligible to be repurposed” specifically for large scale more “affordable” rental developments. In other words this woman wants to turn our nation's rightfully protected open lands and parks...lands usually set aside for the public to enjoy because of their historic or natural untouched beauty...into affordable housing units that very likely will negatively affect surrounding what are usually more rural, less populated areas.

And so with Harris also proposing that the reducing of the aforementioned “red tape” can only be accomplished by possibly cutting back the number of safety and code inspections needed not just when construction is taking place but when homes are ready for occupancy...we also see her alluding to the possible relaxing of, or in some cases eliminating completely, not only certain existing federal building codes, but local level environmental standards already locked into in place.

Simply, are Harris' economic components relating to “streamlining the permitting process” and “cutting the red tape” but words spewed only in conjunction with her proposed three million new “affordable” housing units or are they just words totally devoid of substance yet words she hopes will sway the still “undecided” voters? I believe it's the latter, but that does not change the fact that Kamala Harris has no clue whatsoever about any of the processes involved in building a new home...whether it be a private single family home or an apartment complex...“affordable” or not.

And besides, Harris probably doesn't know that permits, zoning variances, and regulations...which are nothing more than the administration of laws and policies put in place by elected officials courtesy of recommendations of their board appointees...are not and will never be “one size fits all” for the reality is that they do greatly differ from state to state and city to city, and sometimes petitioners are granted “exemptions” to the rules for any number of reasons...nefarious reasons included.

In reality, if Kamala Harris wanted such entities overridden in full or even just wanted to make some changes, federally she could not do it as those changes would involve the rewriting or amending of a given city's constitution along with a corresponding charter review, both of which tend to take years for it's a long drawn out process...micromanaging to the nth degree. In fact, many times such changes must be voted on by the populace during municipal elections, and there's no guarantee of the outcome.

And while it's true that we, as a country, do need more housing as our population grows, what Harris seems more concerned about...in my opinion...is not housing for displaced or homeless American citizens or even for our country's homeless veterans, but it's all about housing for those who entered our country illegally and who now are demanding free or at least “affordable” housing, as being part of their promised “freebies and handouts.” And this attitude is most prevalent in “blue cities and states” who can no longer afford to house these folks simply in exchange for their promised vote.

Basically, Kamala Harris' “affordable housing” plan reeks not of one improving their lot in life, but of making more folks dependent on the government as the minority now becomes the majority. Case closed.
